Vinatex Office – A Green and Sustainable Workplace

The Vinatex Office incorporates a comprehensive range of solutions to optimize energy efficiency, resource use, and occupant well-being. The building features a roof with a thick insulating air layer, 5-star inverter air conditioners, high-efficiency lighting, and an advanced energy monitoring system. All water fixtures are water-saving models, native plants are used to reduce irrigation demand, and a safe drinking-water filtration system is installed.

The project prioritizes sustainable materials, reusing the entire structural frame of the original building, utilizing environmentally friendly materials for more than 40% of non-load-bearing walls, and reusing over 50% of windows and doors. The workspace ensures indoor quality with 100% fresh air supply, ample natural daylight, outdoor views across all occupied areas, compliant illuminance levels, and the use of low-VOC paints and sealants.

The surrounding landscape is carefully planned, with nearly 50% of the site remaining unbuilt and 16% dedicated to greenery, while being conveniently located near multiple amenities within a 0.5 km radius. The building is operated following a structured approach, including O&M guidelines, a construction management plan, and green awareness initiatives, with the involvement of LOTUS AP experts.
