Recently, the Greenera Southmark project at 486 Ngoc Hoi (Thanh Tri, Hanoi), developed by General Department Store Joint Stock Company, officially joined the list of projects awarded the EDGE Preliminary Certificate. This milestone reaffirms the company’s commitment to realizing its sustainable development goals and applying green building standards starting right from the design phase.
A Strategic Step in Green Building Orientation
EDGE is an internationally recognized green building certification system developed by the International Finance Corporation (IFC), a member of the World Bank Group. To achieve the EDGE Preliminary Certificate (Design Stage), the Greenera Southmark project successfully met stringent criteria for resource optimization, aiming for a minimum saving of 20% in energy, water, and embodied energy in materials compared to conventional buildings.
Integrating comprehensive advanced technical solutions directly from the design stage not only demonstrates the developer’s long-term vision, but also helps elevate the quality of living spaces—creating a modern, eco-friendly community in the southern region of the capital.
Comprehensive Optimization Across Three Core Solution Pillars
Through specialized consulting and assessment, the 486 Ngoc Hoi project successfully implemented three primary green solution categories:
-
Energy Efficiency: Achieved 23.13% energy savings by optimizing the building envelope (window-to-wall ratio, roof and exterior wall insulation) alongside high-performance glass, energy-efficient lighting, and effective cooling and hot water systems—significantly reducing the entire building’s overall power consumption.
-
Water Efficiency: Achieved 23.98% water savings through the installation of low-flow fixtures in restrooms, bathrooms, and kitchens. This markedly reduces per-capita domestic water consumption while maintaining maximum convenience and comfort for residents.
-
Material Efficiency: Reduced embodied carbon by 32.00% by prioritizing low-carbon materials for structural components, floors, roofs, walls, and window frames. Selecting sustainable components helps save energy and lower long-term maintenance costs.
A Solid Foundation for Sustainable Operations
The EDGE Preliminary Certificate is not only a hallmark of brand prestige for the 486 Ngoc Hoi Residential Project, but also a concrete commitment to future customers and residents. Successfully implementing green standards from the design phase serves as a vital stepping stone to optimizing operational costs, reducing carbon emissions, and delivering a healthy, cost-effective living environment for the entire community.
