For Huy Hoang, from the early design and construction stages of its third factory, the Investor oriented the project toward applying LEED requirements to establish a foundation for sustainable operations. However, the core objective of the company has always been to optimize performance throughout the entire lifecycle of the facility—especially during actual operation. For this reason, the factory chose to pursue and successfully achieve LEED O+M certification, a rating system that evaluates operational performance.

Located in Quang Minh Industrial Park, Me Linh, Hanoi, the Huy Hoang Lock Factory—its third and most advanced facility—has officially been awarded LEED O+M: Gold. This achievement is not only a highlight in the green building movement within the manufacturing sector but also a milestone demonstrating how Vietnamese industrial enterprises are transitioning toward a greener, more efficient, and more responsible operational model.

The accomplishment is even more notable as it proves that applying green standards to an operating facility is entirely feasible, despite the challenges of optimizing an existing infrastructure. The project successfully established a sustainable operational ecosystem across 34,332.9 m² within the LEED boundary, including two factories and one office building.

Optimizing Performance Through Operational Management

Unlike new construction, an operating facility focuses on monitoring, measuring, and fine-tuning resource consumption.

  • Energy (21/35 points): The factory places strong emphasis on accurate, transparent, and measurable operation. Sub-meters were installed at electrical cabinets to track electricity consumption by zone, creating a foundation for long-term energy optimization.
  • Water Efficiency (8/15 points): The landscape irrigation system was automated to reduce water loss from manual operation. All sanitary fixtures are water-efficient models.
  • Indoor Environmental Quality (19/22 points): Indoor air quality was placed at the center of both design and operations—an exceptional score for an industrial project. Measures include effective ventilation, low-emitting materials, dust and emission control during construction, and well-ventilated, safe workspaces.

Shifting from Processes to a Culture of Sustainability

Alongside technical improvements, the factory invested significantly in changing operational behavior, including:

  • Encouraging employees to use public transport, electric vehicles, and carpooling to reduce indirect emissions.
  • Implementing a structured waste-segregation system at source, raising the recycling rate to 89%.
  • Conducting regular training programs on green buildings to help staff understand the reasons behind—and the methods for—sustainable operation.

These efforts ensure that LEED becomes not just a certification on paper but an integral part of the factory’s operational culture.

A Direction for Vietnam’s Industrial Sector

The Huy Hoang Lock Factory’s achievement of LEED O+M: Gold illustrates that a long-operating facility can indeed run more accurately, consume fewer resources, provide a healthier working environment, and strengthen business competitiveness.

Huy Hoang is not just a manufacturing facility—it is a testament to how a Vietnamese enterprise is firmly locking in its commitment to sustainability during the industry’s transition toward a greener future.
