VILANDCO – a green building consultancy – has partnered with CapitaLand Development on The Senique Hanoi project, a high-end residential development with a total gross floor area of 243,345 m² and 2,152 apartments in eastern Hanoi, which has officially achieved the Preliminary EDGE Certification. In this project, VILANDCO provided consultancy services in assessment, simulation, and optimization of solutions in accordance with EDGE standards, ensuring that sustainable strategies were effectively integrated to suit practical conditions and the project’s long-term operational objectives.
This milestone marks an important step, reaffirming The Senique Hanoi’s commitment to sustainable development from the design stage, while also demonstrating the developer’s dedication to delivering high-quality residential projects that are resource-efficient and environmentally responsible.
EDGE – A Green Building Standard Focused on Measurable Performance
EDGE (Excellence in Design for Greater Efficiencies) is an international green building certification system developed by the IFC – a member of the World Bank Group. It focuses on highly practical solutions with clear and measurable performance outcomes. To achieve EDGE certification, a project must demonstrate a minimum of 20% savings in energy, 20% savings in water, and 20% reduction in embodied energy in materials compared to a baseline building.
For large-scale residential developments such as The Senique Hanoi, EDGE is not merely a certification, but also an effective tool that enables developers to optimize long-term operational costs, enhance living quality, and meet the growing market expectations for sustainable real estate projects.
The Senique Hanoi – Designed with a Green Mindset from the Very Beginning
From the early concept development stage, The Senique Hanoi has been guided by sustainable design principles, focusing on optimizing resource efficiency and enhancing residents’ living experience. The project integrates a comprehensive set of solutions, including reducing energy demand through high-performance building envelopes, efficient lighting and building systems; optimizing water use through water-efficient fixtures and appropriate water management strategies; and prioritizing construction materials with lower environmental impacts throughout the building lifecycle.
As a result, The Senique Hanoi has achieved Preliminary EDGE Certification with the following outstanding performance indicators:
- 24% energy savings, equivalent to a reduction of approximately 2,736.7 tCO₂ per year in operational emissions
- 34% water savings through the use of water-efficient fixtures
- 31% reduction in embodied energy in materials, contributing to lower lifecycle carbon emissions
These results demonstrate that the project has met the stringent technical requirements of the EDGE system at the design stage, establishing a strong foundation toward achieving full EDGE certification upon project completion.
Toward Long-Term Sustainable Value
The Preliminary EDGE Certification serves as an important foundation for The Senique Hanoi to achieve full EDGE certification upon project completion. It also stands as a clear testament to CapitaLand Development’s commitment to delivering high-quality residential developments that are resource-efficient and environmentally responsible.
VILANDCO is proud to accompany the developer on this journey, working toward the shared goal of creating buildings that are environmentally sustainable, operationally efficient, and capable of delivering long-term value to the community.
