New Admin and Educational Building, College of Urban Works Construction (CUWC) received Official LOTUS GOLD Green Building Certification

The New Admin and Educational Building, under the College of Urban Works Construction (CUWC), has achieved official LOTUS GOLD certification, and was awarded by Vietnam Green Building Council (VGBC) on August 31, 2023.

The project is located on the campus of CUWC, which is in Yen Thuong, Gia Lam, Hanoi; the project duration is from 2016 to 2021. The building has 5 floors + 1 technical floor with a total floor area (GFA) of 3875 m2. The project’s design and planning consultants are Boydens Engineering & Odile Vandermeeren (Phase 1), and NDC Consulting (Phase 2), while VILANDCO has the role of a green building certification consultant for this Research Center.

The New Admin and Educational Building is located on the campus of College of Urban Works

The New Admin and Educational Building is expected to be a teaching, learning and research facility on green construction technology, and is also a model of the Ministry of Construction on green construction in Vietnam. The project is the actualization of Vietnamese policies and regulations on developing Green Buildings and Energy-efficient Buildings.
The project achieved LOTUS GOLD certification with a total score of 65/108, meeting requirements for environmental protection, efficient use of energy and resources as well as ensuring health and comfort for users.

  • The project has a 59.7% LPD reduction.
  • 71% of the total energy used in the building is from renewable energy.

The project uses Design Builder simulation software to analyze the passive design for the building through factors such as: location, building orientation, shading structure, insulation materials, wall, roof, glass structures, natural lighting, natural ventilation

Water:

  • Have a reduction of 39.8% of the water use through fixtures.
  • Non-domestic water covers more than 40% of the project’s total water consumption.

Drip irrigation system and rain sensor help collect and reuse 100% of rainwater for irrigation, toilet flushing, etc.

Materials & Resources:

  • 100% of non-structural made of non-baked materials. The project uses unburnt concrete bricks (CMU) with thermal conductivity = 0.35 ~ 0.55 W/mK.
  • The area of waste collection and classification reaches 39 m2.

Other green features:

  • Open space was increased by 15% thanks to the roof garden made accessible to occupants.
  • Having a greenery index of 3.24.
  • Having an average perviousness of the site of 41.54%.
  • Having an average Refrigerant Atmospheric Impact of all the air-conditioning systems of 5.98.
  • BIM was used in Design Progress and also used for Facility Management.
  • Using an energy-efficient elevator.

29.7% of the land area is vegetation, and 41.54% of the average area of the land has the ability to absorb water to help treat stormwater runoff

During the certification ceremony, representatives of Vietnam Green Building Council as well as VILANDCO and representatives of the College expressed their expectations that the successful model of the Center for Research and Training in Application and Transfer of Green Construction Technology in Vietnam will be replicated and become a visual educational tool for pupils and students as well as a reference model for other stakeholders, in order to raise common awareness and develop Vietnam’s Green Building market.
